How a shingle roof keeps water out

Shingles overlap down the roof so rain runs over them, not under them. Beneath them, an underlayment covers the wooden roof deck. Flashing, usually metal, and rubber pipe boots cover the joints where the roof meets a wall, a chimney or a vent pipe, and valleys are lined so water runs down them. The granules on each shingle shield it from the sun. A leak usually means a shingle, the underlayment or a flashing has failed.

Common shingle problems

  • Hail bruising

Hail can knock granules loose or crack a shingle without causing a leak straight away. The damage can show up later, in the next heavy rain.

  • Wind damage

Strong gusts can lift, crease or tear shingles, most often along the edges and the ridge. A lifted shingle lets wind-driven rain get underneath.

  • Age and sun

Over the years shingles curl, crack and shed their granules. On an older roof, granules collecting in the gutters are a sign of wear.

  • Flashing leaks

Many leaks start where the roof meets a chimney, wall, vent or skylight, not in the open stretch of shingles.

Repair or a new roof?

A few damaged shingles or a single leaking spot can usually be repaired. When damage is spread across the roof, leaks keep coming back or the shingles are worn out, a new roof is often the better value. We'll tell you which we'd recommend and why.

Choosing shingles for a new roof

Roof pitch, the number of old layers, the flashing, the attic ventilation and the condition of the decking all affect the work. We'll go through suitable shingle products and colors after seeing the roof. Things to think about before then:

  • The style: flat three-tab shingles or thicker architectural shingles
  • A color that suits the house
  • Whether the gutters should be replaced at the same time
  • How you'll pay for it; financing is available for eligible projects

Common questions

Can you replace just a few shingles?

Often, yes. If the damage is limited and the rest of the roof is sound, a repair makes sense. New shingles may not match older ones exactly, because shingles weather and colors change over the years.

Do hail marks mean I need a new roof?

Not always. It depends on how much of the roof is damaged and how badly. An inspection shows the extent of the damage. If you file an insurance claim, your insurer decides what the policy covers.
