Flat roofs aren't quite flat
A flat roof should have a slight slope so water can drain to its edges, gutters or drains. Because the water runs off slowly, the surface has to be continuous: a membrane or coating rather than overlapping shingles. Most problems come down to water that can't get away, or a break in that surface.
Where you'll find them
Porches and carports
Low roofs over porches, patios and carports, often joined to the main roof.
Ranch and mid-century homes
Houses that mix low-pitched or flat sections with steeper ones, and flat-roofed additions.
Commercial buildings
Most commercial roofs are low-slope, finished with a membrane, built-up layers or spray foam, sometimes with a coating on top.

Signs of trouble
Look from the ground, a window or an upper floor. Please don't climb a ladder or go onto the roof.
- Puddles still there a couple of days after rain
- Blisters, cracks or splits in the surface
- Seams lifting or pulling apart
- Damaged flashing at walls, equipment and roof edges
- Drains or gutters clogged with debris
- Stains on the ceiling below
Repair or replacement
The condition of the roof surface, the drainage, the insulation and the openings through the roof decide the options. We can discuss the scope once we've seen the roof; the right system and products depend on the building.
Commercial roofingCommon questions
Can a coating fix a leaking flat roof?
A coating can help a roof that is still sound, but it can't make wet insulation or a failing roof good again, so the roof has to be checked first.
