Water Damage Remediation

A burst supply line, an overflowing tub upstairs or a roof leak can soak a unit. We remove the water, take out what can't be saved, dry the unit and then rebuild it.

What to do first

Safety comes first: water and electricity don't mix. Before we arrive:

  • Stay out of standing water if outlets, cords or appliances in it may be wet
  • Shut off power to the wet area only from a dry spot; if you can't, call the utility or an electrician
  • Keep everyone away from sagging or bulging ceilings
  • Shut off the water supply to the unit, or at the source if it's safe to reach
  • Once the area is safe, move belongings off wet floors
  • Take photos of the damage before anything is removed
  • Call us and tell us where the water came from and how much there is

How remediation works

  1. Water removed

Standing water is extracted from floors and carpet.

  2. Damage traced

We find how far the water has spread, including into walls and under flooring, where it can't be seen.

  3. Wet materials taken out

What can't be dried and saved, such as soaked carpet pad and the bottom of wet drywall, is removed.

  4. Drying

Fans and dehumidifiers dry the unit, and we check the moisture until it's dry.

  5. Rebuild

New drywall, texture and paint, and new flooring or carpet, so the unit is ready for a resident again.

Why speed matters

The longer water sits, the further it spreads into walls, subfloors and the unit below, and the more has to be removed. Call as soon as you know about a leak.

If the water came from the roof

A leak from above has to be fixed at the roof, or the unit will get wet again. We repair roofs as well, including the low-slope roofs on many apartment buildings, so we can fix the cause and the damage.

Common questions

What can be saved after a leak?

It depends on what got wet, for how long and how clean the water was. Many materials dry out; soaked carpet pad and drywall that has swelled or crumbled usually have to be replaced. We'll tell you what we find.

Can you turn the unit afterward?

Yes. Once it's dry, the rebuild is part of our make-ready work: drywall, paint, flooring and the rest.
