Older homes deserve a careful look
Alamo Heights has neighborhoods from several eras: 1920s styles in Bluebonnet Hills, post-war ranch houses in Sylvan Hills, homes from three different decades in La Jara and smaller one-story houses in the Cottage District. On a house that old, the roof covering you see may be much newer than the decking, flashing and ventilation underneath, so we look at the whole roof, not only the shingles.
Trees, hail and wind
The live oaks are part of the city's character, but they drop leaves into gutters and roof valleys and can drop limbs in a storm. Storms here have damaged roofs directly: NOAA recorded three-inch hail near Austin Highway and North New Braunfels Avenue in April 2016, and in February 2017 a tornado damaged roofs on numerous homes as it crossed Alamo Heights.
