What people mean by a rubber coating
The name is used for coatings that cure into a flexible, rubber-like layer. In practice it usually means one of these:
- A liquid coating made from a synthetic rubber, such as butyl or "liquid EPDM"
- Any elastomeric coating: one that cures into a stretchy, rubber-like film, such as an acrylic or silicone coating
- A coating applied over an existing EPDM rubber roof, after cleaning and the right primer
Ask what's actually in it
Because the name covers different materials, the coating's type matters more than its label. Not every 'rubber' coating tolerates standing water, and some surfaces need a primer first. The coating should suit the roof surface, go on at the thickness its maker specifies and be applied over a clean, dry, sound roof. We'll tell you exactly which coating we propose and why.
Where it fits
Like any coating, a rubber coating is for a roof that is still sound: it seals and protects the surface. It isn't a cure for wet insulation or a roof that is failing.

Which product?
'Rubber' may mean liquid EPDM, butyl or another elastomeric coating. Ask for the specific product and the roof surface it is meant to cover.
What is beneath it?
A coating cannot make soaked insulation or a failing roof sound. Find out what needs repair before any surface treatment is considered.
Where does water go?
Drains, low spots, seams and penetrations still matter. A coating is one part of the roof, not a substitute for drainage.
Common questions
Is a rubber coating the same as a rubber roof?
No. A rubber roof is usually an EPDM membrane laid in sheets, a roof covering in its own right. A rubber coating is a liquid applied over an existing roof.
Which is better, a rubber or a urethane coating?
They suit different roofs and uses. Urethane is chosen for toughness and foot traffic; we'll recommend a coating after seeing the roof.
