How they differ
Each material sheds water in its own way, so each needs its own kind of repair.
- Shingles overlap down the roof; wind, hail and age lift, crack or wear them
- Metal roofs depend on their seams, fasteners and flashing staying tight
- With tile, the underlayment and flashing beneath matter as much as the tiles
- A flat or low-slope roof needs a continuous membrane or coating, because water drains off it slowly
Choosing a roof for a replacement
The pitch of the roof, the weight the structure can carry, the look you want and your budget all narrow the choice. Shingles, tile and most metal roofs are made for pitched roofs; tile is heavy, so the structure has to be able to carry it. We'll talk through the options after seeing your home.
Roof replacementCommon questions
Which roof type lasts longest?
It depends on the material, how it was installed and how it has been looked after. Ask us about the options for your home after the inspection.
Can you tell what kind of roof I have?
Yes. If you're not sure, tell us what you've noticed and we'll identify the roof at the free inspection.
