Kinds of metal roof
Knowing which one you have helps narrow down where water may be getting in.
Standing seam
Long panels joined at raised seams, with the fasteners hidden under the seams. There are no exposed screws in the flat areas between them.
Screw-down panels
Ribbed panels screwed through the face of the metal. Each screw has a rubber washer that seals the hole, and the washers age faster than the metal.
Metal shingles
Smaller metal pieces shaped to look like shingles, tile or shakes, fastened in overlapping rows.
Where metal roofs leak
On a metal roof, water usually gets in at the details rather than through the middle of a panel.
- Screws that have backed out, or washers that have cracked
- Laps and seams between panels
- Flashing along walls, chimneys, ridges and roof edges
- Vents, pipes and other openings through the roof
- Rust where the finish has worn or been scratched
After hail
Hail can dent metal panels, trim and vents. A dent doesn't always mean a leak, but hail can also damage seams, flashing and exposed screws. If a storm has passed over, a look at the roof tells you whether it is still sealed.

Can a leaking metal roof be repaired?
Often, yes. Many leaks come from worn screw washers, loose screws or failed flashing, and those can be fixed. If panels are badly rusted or damaged across much of the roof, a replacement may make more sense. We'll tell you what we find.
