Where commercial roofs usually leak
On a low-slope roof, most leaks start where the surface is joined, cut or ends.
- Seams that have opened or split
- Flashing that has pulled away at walls, curbs and roof edges
- Pipes, vents and rooftop equipment that pass through the roof
- Drains, gutters and scuppers that are blocked or damaged
- Water that stays on the roof long after rain
- Blisters, soft spots, cracks or punctures in the surface, and hail or wind damage
Before we come out
A few details help us arrive prepared: the address and what the building is used for, how we reach the roof (a ladder, a hatch or a locked access), where water shows inside and when (every rain, or only with wind), the roof type if you know it, and who can meet us. Keep people away from wet light fittings and equipment, and don't send staff onto the roof.
Repair, coating or replacement
When the damage is limited, a repair is usually the sensible step. When the insulation beneath is wet across large areas, or the surface is worn out, patches stop lasting. Wet insulation isn't always visible from the surface. We'll explain what we find and whether a coating or a replacement is worth discussing.
