What a coating can do
Applied to a clean, sound, dry roof at the right thickness, a coating:
- Seals the surface, seams and small cracks in one continuous layer
- Shields the roof beneath from sunlight and weather
- Reflects more of the sun's heat when it is white or light-colored
- Can be renewed later with another coat, rather than replacing the roof
What a coating can't do
A coating is not a repair for a roof that is failing. It won't find leaks, dry out wet insulation, fix a damaged deck or hold together a surface that is coming apart; those need repair or replacement first. That is why a coating starts with an inspection and repairs, then cleaning and drying the surface.

Coatings are made from different materials, including acrylic, silicone and urethane, and each works on some roof surfaces better than others. Some tolerate standing water and some don't, and gravel-surfaced roofs usually need special work first. The right coating depends on what the roof is made of, how it drains and how it's used, so we recommend one only after seeing the roof.

Can a coating go on any flat roof?
No. The roof has to be sound and dry, and the coating has to suit the surface. We'll check both first.
Is a coating the same as a new roof?
No. A coating protects and renews the surface of an existing roof. A worn-out roof needs replacing.
