Most commercial buildings have a flat or low-slope roof, and several different systems can cover one. Here's how the common types differ. Tell us what you have, or we'll identify it when we look.

Membranes, foam and coatings are not the same
PVC and TPO are single sheets rolled out and welded together. Modified bitumen is built up from several asphalt sheets. Spray foam is sprayed on and expands into a seamless layer that both insulates and waterproofs the roof, and must then be coated. A coating is a liquid layer that protects an existing roof, not a roof in itself.

The building's use, how the roof drains, the rooftop equipment, foot traffic, the existing roof and the budget all matter. Single-ply membranes weigh less; layered modified bitumen stands up better to punctures and foot traffic. We'll talk through the options after seeing the roof.
